Frequently Asked Questions

Answers about residential appraisals in East Texas

What is a residential appraisal?

A residential appraisal is an independent, unbiased opinion of a home’s market value prepared by a licensed or certified appraiser. It is based on an inspection of the property and analysis of comparable recent sales, location and condition.

How long does an appraisal take?

The on-site inspection usually takes 30 to 60 minutes. Most reports are completed within about 5 to 7 business days, depending on the property, scheduling and market complexity. Rush options may be available; please call to ask.

What factors affect the cost?

Fees depend on the type of assignment, the size and complexity of the home, lot size and location, and the requested turnaround time. Contact us for a quote based on your specific property.

How should I prepare for the appraisal?

Make sure the appraiser can access all areas, including attic, garage and utility spaces. Tidy up, replace burnt-out bulbs, and make a list of recent upgrades and repairs, with dates and costs if you have them.

What is the difference between a purchase and a refinance appraisal?

A purchase appraisal confirms the home supports the agreed price for the buyer’s lender. A refinance appraisal establishes current value for a new loan, often to lower a rate, access equity or remove mortgage insurance.

What is an FHA appraisal?

FHA appraisals are required for FHA-insured loans. In addition to market value, the appraiser reviews health, safety and structural condition against HUD minimum property requirements.

Do you provide estate and divorce valuations?

Yes. We prepare date-of-death and current-value appraisals for probate and estate settlement, and impartial valuations for divorce and property division. Reports are prepared with documentation suitable for attorneys and courts.

Do you appraise commercial properties?

Yes. In addition to residential appraisals, Capstone provides commercial real estate appraisals in Tyler and East Texas, including retail, office, industrial, multi-family and land. See our Commercial Appraisals page or contact us.
